What is a hard money loan?

A hard money loan is short-term, asset-based financing secured by real estate. We underwrite primarily on the strength of the property rather than on conventional bank criteria, which lets us close far faster than a traditional lender.

How fast can you close?

It depends on the program. Hard money can close in 3–10 days, foreign-national loans in 5–7 days, and most other programs in roughly 10–17 days. See each loan program page for its specific timeline.

What loan amounts do you offer?

Loan sizes range from $55K on our Rental / DSCR program up to $250M on Ground-Up Construction, depending on the product. Each program page lists its exact minimum and maximum.

What states do you lend in?

We lend nationwide in 44 states. We currently do not lend in Arizona, Oregon, North Dakota, South Dakota, Vermont, or Nevada.

Do you have a minimum credit score?

Several programs — Hard Money, Fix & Flip, and Foreign National — have no minimum credit score. Others range from 575 to 650 FICO. Check the specific program page for details.

What property types do you finance?

Single-family (1–4 units), multifamily (5+ units), mixed-use, retail, office, hospitality, self-storage, senior housing, marinas, parking, and automotive properties.

What fees should I expect?

Where stated, fees include origination (1.00%–2.75%), a $750 loan package fee, appraisal ($450–$550), inspection ($300–$350), and on commercial deals a $1,495–$1,995 underwriting fee plus $1,495 legal. Exact fees are confirmed in your term sheet.

Do you work with mortgage brokers?

Are these loans for primary residences?
